Winterizing / Dewinterizing Services

Hidden Valley Property Inspection, LLC offers Winterizing and Dewinterizing services. If you are considering purchasing a HUD / REO or Bank Owned property, chances are it has been sitting for a while and needs to be Dewinterized. Following the Home Inspection, the property will need to be Winterized. We offer disounts if we do these services in addition to a Home Inspection.

If the home has been Winterized, this means the water has been turned off, the plumbing system has been drained and blown clear of any water to prevent freezing damage during the cold weather months. The toilets and drains will have been treated with non-toxic anti-freeeze and been secured. In many instances the gas is off to the house and heating systems have also been secured. Lawn sprinklers will have been blown clear. Swamp Coolers is installed will be drained and secured.

If the house has been Winterized, you will need the property's systems back to a state where they can be inspected. Dewinterizing consists of ensuring the gas and water is on and plumbing and heating systems are back to their normal functioning condition for the inspection to occur. Swamp Coolers and Lawn Sprinklers are not usually Dewinterized as they are usually covered with snow and/or are inaccessible. A pneumatic pressure test of the plumbing system may be done if there is reason to suspect there has been a past leak or damage to the plumbing system.
